Outdoor Living and Wellness: What to Look for in a Home Abroad
One of the biggest attractions of international real estate is the opportunity to spend more time outdoors. Whether it is a Mediterranean terrace, a Caribbean garden, a courtyard in Latin America, or a balcony overlooking an Asian city, outdoor space can significantly shape the experience of living abroad.
But for buyers, the appeal of outdoor living should go beyond beautiful photographs. The right outdoor space needs to work for your everyday life—and your budget.
Start With the Climate
A large terrace may look wonderful in a listing, but how often will you actually use it?
Before buying, consider the local climate throughout the year. A south-facing terrace might be desirable in a cool climate but uncomfortably hot in a tropical or Mediterranean summer. In rainy regions, covered outdoor space may be much more valuable than a large open patio.
Think about shade, ventilation, drainage, wind exposure, and seasonal temperatures. If outdoor living is important to you, visit the property at different times of day if possible. A space that feels perfect during a morning showing may be very different in the afternoon.
Look Beyond the Square Footage
International properties often measure and describe space differently from American homes. A property advertised with a large outdoor area may include balconies, shared gardens, terraces, or courtyards.
Ask exactly what is included in your ownership and what is shared. A private garden offers a very different experience from a communal courtyard. Also determine who is responsible for maintaining exterior walls, landscaping, pools, terraces, and other shared features.
For condominiums and apartment buildings, review the association or building rules. There may be restrictions on outdoor furniture, renovations, awnings, grills, or enclosing a terrace.
Consider Maintenance
An outdoor space is an asset, but it is also another part of the property to maintain.
Gardens may require regular landscaping. Pools need cleaning and equipment maintenance. Coastal properties can experience corrosion from salt air, while properties in very sunny climates may require more frequent maintenance of exterior finishes and furnishings.
This becomes especially important if you will not live at the property year-round.
Before purchasing, estimate the annual cost of maintaining the outdoor areas and identify who will handle the work when you are away. A local property manager or caretaker can be invaluable for owners who live thousands of miles away.
Think About Wellness Beyond the Property
Outdoor living can also influence where you choose to buy.
A smaller apartment in a walkable neighborhood may provide more opportunities for an active lifestyle than a larger house that requires a car for every trip. Access to parks, beaches, walking paths, markets, restaurants, and public transportation can be just as important as a private terrace.
For many international buyers, wellness is less about creating a resort at home and more about choosing a location that makes healthy habits convenient.
Test the Lifestyle Before You Buy
Perhaps the most practical advice is simple: rent before buying.
Spend enough time in your preferred destination to experience ordinary life rather than a vacation. Shop for groceries. Walk the neighborhood. Experience the weather. Pay attention to noise, transportation, healthcare, and how you actually use outdoor spaces.
International real estate should support the life you want to live—not simply provide an attractive backdrop.
The best outdoor space is ultimately the one you will use regularly. By evaluating climate, maintenance, ownership rules, neighborhood amenities, and your own daily habits, you can make outdoor living a practical part of your international home rather than an expensive feature that looks better in a listing than it does in real life.
